Housing Menus

Every house has a house sign with an accessible menu. The menu shows information about the house and options for housing management. The classic menu is explained below. The custom housing menu explanation follows.

Classic Housing has retained the classic menu style. The menu opens on the info page.


Tabs for Friends and Options at the top provide for further management.
The info page names the house owner, the current number of locked down items and secure containers, and the maximum allowable locked down items and secured containers.
At the bottom is the option to change the name on the house sign. Click the tab, type the new name and hit the enter key.

The friends tab allows management of house security.

From this menu you may:
add or remove a coowner or friend
view lists of friends and coowners
ban someone
eject someone
view your banned list of players
lift a ban.

The options tab has the final management options.
Transfer ownership of the house - used to trade with another player
Demolish the house and get a deed back - the amount is placed in your bank
Change the house locks - this will change the locks on all doors and provide new keys. Old keys will no longer function.
Declare this building to be public. - Required to place vendors. Chests can still be made secure and security commands still function. Friended or coowned players can place a vendor at a house made public.
The level of house decay can be viewed by left clicking the house sign once.

Custom Housing has a different menu. It too opens on the information page with other tabs at the top.


The owner is named with house specifics - properly placed, custom built, public or not, level of decay. Decay level can also be seen by clicking the house sign.
Date the house was built and the last time it changed owners.
House value - this includes the total amount that has been spent on the house. It does not necessarily reflect the current value.
Number of visits this building has had

At the bottom of each page is the option to ban a player that is within the house or to lift a ban already in place.


The security page allows you to:
add and remove friends and coowners
clear and view entire lists
change the house locks
declare the house to be public/private.

The third page gives Storage information in slightly more detail than the classic style.
Maximum secure storage is the total allowed locked down, inside containers and in a vendors inventory.
Used by moving crate - the moving crate is used mainly when redesigning a house
Used by lockdowns - this is the amount of storage currently used by locked down items. If you lock a container down, each item inside it will also be locked down and add to this total.
Used by Vendors - for public housing; Vendors count as storage units and add to the final total
Used by secure containers- these are items within containers that are secured
Available storage- the maximum storage allowed less storage already used
Maximum lockdowns- each house has a maximum lockdown limit. Usually half the storage limit.
Available lockdowns - the number of lockdowns you have left, limited by available storage.

Maximum Secure Storage is exactly that. For better understanding read this example:

A small 7x7 house has 425 maximum secure storage, of which 112 can be used for lockdowns.
If you have 20 items locked down in the house, you will have 92 available lockdowns and 405 total secure storage still available. (112- 20= 92; 425-20= 405)
If you then store 387 more items in 3 secure containers, you will then have 15 available secure storage. (405 - [387+3]= 15)
Your available lockdowns would also be 15. Even though you have only used 10 lockdowns, you can't go over your total secure storage limit of 425.


The customize page is unique to custom housing. This is the page players build their custom housing from. The first tab will bring up the house customization menu. This menu is quite detailed.

The next three options, change the house sign, change the house sign hanger, and change signpost are straightforward. Clicking one of these options will continue the gump to a page of selections. Choose the style you would like by clicking the tab next to the item. The change is instant and free of charge for these options.
Change foundation style is also free and works the same as changing house signs. A gump appears to pick your preferance and the change is immediate.
The option to rename your house is also on this page of the house menu.



The final gump is used when you no longer want your house.
Use the 'Trade House' option when you want to sell or give away your house.
Demolish house will detroy the house, the value is refunded to your bank account. Any items within the house will drop to the ground, lootable by anyone.
