House Placement
Although the shard is populated, there are still small plots that can be found in treed areas. Alternatively a player can camp an IDOC house to try and place a plot. For more information on IDOC's and house decay, visit the Ownership Guide
When you have found a location for a house, dbl click the tool to begin. A gump pops up with options for classic housing, custom two story housing, and custom three story housing.
The reasons for choosing one or the other is personal preferance and location. Some players do not want to build their own house. Some classic styles will place in areas where custom housing will not. Two story and three story custom housing do not have the same plot sizes entirely. Although a classic house and a built custom house of the same approx size can cost about the same, the options available in custominzing often result in more gold spent.
Note: Custom house plots sit flat on the ground. Classic house plots have an unseen cellar. Because of the differences in foundations and front steps, custom and classic houses, and even different classic houses of the same size, will not always place in the same location. Do not give up on a house style on the first failed attempt, however. It can take more than one attempt on the same spot to get a house to place.
Once you have selected, a second gump listing all available selections in that category appears. Related information such as price and storage is also shown. The player's bank balance is shown at the bottom. The selections are many. Scroll through the pages of house/plot listings at the bottom of the gump with the 'next' tab. Classic Housing

Custom Plots
Pick your preferance by selecting the tab in front of the listing. An etheryl house/plot outline appears at the end of your targeting cursor to guide your placement. Note the front steps do not show on the guide, leave room for them when placing.
Set the guide where you want the house/plot to be and click your target. If the house can be succesfully placed, a temporary house appears with a confirmation gump. Cancel if you would like to try another spot. If you like the house where it is, click okay. You are now a property owner. You will receive two keys for your house doors, one in your backpack and one in your bank. These keys are newbied, but not blessed.
If the house will not place, look for the server message identifying the problem.
Remove any items on the ground. They will block placement.
There are certain terrains housing will not place over, including bumpy or treed areas. The objects on the left will block housing also. Try the location one tile left, right, forward and/or back. Some places will allow a custom plot where a classic house will not fit, and vice versa. It can take more than one attempt on the same spot to get a house to place at times.
The objects on the right should not stop a house from placing, although they do occasionally show through the floor. If unsightly, they can be hidden by a well placed wall (custom plots), or by placing an item overtop such as a chest, table, pentagram, plant, etc.
The tree on the left is hit and miss. At times a house will place on top of this tree so experiment, keeping the tree to the center of the house. Dirt patches and flat stoney patches (the ones that are minable) can also block houseplacement
Finally, Housing must have a clear, 1 tile space on the left and right between houses. There is a 5 tile requirement between houses, front and back. You cannot place in town, within guards, in t2a or in certain restricted areas (usually marked by a sign). Housing cannot block entrances to dungeons, mines, passages, tunnels, etc.
